Policies

General Policy Information

By submitting a deposit to secure a reservation either by phone or from the website you are agreeing with our policies.  For information or to make a reservation by phone, call Vicky Abrams at 859-925-4554 or send her an email at stay@dennyhouse.com.

Check-In and Check-Out

  • Check-in is between 1:00 – 5:00 p.m.: If you will arrive later than 5:00 p.m. please notify us so that arrangements can be made.
  • Check-out is 11:00 a.m. Unless advance notice has been made, guests who choose to stay past the 11:00 a.m. check-out on their scheduled check-out day will incur the full charge of the overnight room rate.

Reservations, Deposits & Payment

  • Reservations are confirmed with a deposit of: A) One night’s stay plus taxes or B) fifty percent of the total stay plus taxes when reserving for more than two nights.
  • Required deposit will be held with Credit Card or on receipt of a cleared Personal Check.
  • For special events, such as Wedding and Full House Rental, a deposit of fifty percent of the total stay is due when the reservation is made.
  • Accepted payment methods: cash, personal checks, VISA, MasterCard, and Gift Certificates. Gift certificates are redeemable for one year from purchase date.
  • Breakfast is included in all nightly room rates, except for tent camping and full house rental

Discounts

  • May be available for special groups, extended stay, full house rental, and/or seasonal specials.
  • Weekday room accommodations for cyclists touring on the TransAmerica Bicycle Trail.

Cancellation

  • Should it be necessary to cancel your reservation, it must be received at least 14 days prior to the booked date. A $40.00 fee applies to all room cancellations.
  • As we have only 4 rooms, if a cancellation occurs within 14 days of the reserved date and we cannot rebook the room, you will be charged one-half of the room rate. Cancellations within 7 days of reserved date will be charged full room rate.  If we are able to rebook the room for the date, no additional fee will be charged.
  • Full House: A 60 day advance cancellation notice is required for full-house rental in order to avoid the full reservation charge. Prior to 60 days the cancellation fee is $50.00.
  • Cancellation fee exceptions are determined by date, length of stay, etc.

Legal Notice

This is a historic private home, and we reserve the right to refuse service to anyone.  We are not responsible for accidents or injury, damage to personal property or vehicles, or for the loss of money or valuables of any kind.

Guest shall not make any unlawful, noisy or otherwise offensive use of the premises, nor commit or permit any nuisance to exist thereon, nor cause damage to the premises, nor create any substantial interference with the rights, comfort, safety, or enjoyment of other guests, the on-site Inn Keeper and owners.

Quiet Time

We expect our guests to treat others as you wish to be treated.  Please keep the volume of room radios, cd players, iPads and conversations to a respectful volume.  Quiet time starts at 11:00 pm and we expect all guests to be thoughtful and aware of other by keeping noise to a minimum.  Please direct inquiries or problems to the Inn Keeper by calling the phone numbers provided in the rooms.  Family and friends are welcome to visit at the house but they must vacate the premises by 11:00 pm.

Drive-way and Parking

The first half of the circle driveway to the house is gravel, the rest is asphalt.  After passing through the gate follow the signs to the right.  Cars should be parked so as not to block other guests.  We can accommodate large trucks and trailers in the parking lot in front of our old tobacco barn.  Motorcycles are also welcome.

Smoking, Candles, and Cooking

  • Consideration is given to our guests with allergies.
  • Smoking is permitted only on the exterior of the house, away from open doors or windows, at designated smoking locations such as the sleeping porch, near the fire pit. Please dispose of cigarettes and cigars properly in waste containers provided.
  • Due to insurance requirements, lighted candles and cooking food are not allowed in the rooms or anywhere in the house. A $250 cleaning fee will be assessed for anyone smoking, burning candles or incense, or cooking in the rooms or common areas.  No exceptions!

Pet Policy

No pets permitted in the house or rooms.

Keys

Keys to the house and rooms are provided to you upon check-in, and you are free to move in and out of the house as you choose.  Keys to the house must be returned at checkout or you will be charged an automatic $50 lost key fee.

Financial Responsibility

Guests assume full responsibility for ALL damages, excessive cleaning charges, or any missing items including linens, towels, and robes; these items may be purchased from our Inn Keeper.

On-Site Management

The Inn Keeper/owner may enter rooms during the day for bemaking and general cleaning unless a Do Not Disturb sign is posted on the door handle.  After 5:00 p.m. they will only enter the rooms if there is a concern or an emergency.
